Terra Rosa is a 3,000 m² plot developed in Borsh, on a site characterized by panoramic views and sloping terrain a key element that has guided the organization of the buildings into eight rows, following the site’s natural elevation levels. The distribution of building typologies aligns with these terrain contours. Respecting the topography has been a key advantage, maximizing ocean views and natural lighting throughout the development.

CONCEPT

The design process begins by establishing a simple rectangular volume, which is immediately bisected by the introduction of a dramatic, vertical “canyon” void that follows the natural slope of the terrain. This central carved-out space provides essential natural light, enhanced ventilation, and improved connectivity, transforming the monolithic block into an open, recreational core. The final architectural form showcases an organic stacking of residential units, resulting in a porous, staggered structure defined by interlocking apartments, green terraces, and balconies that maximize individual views and access to daylight.

MATERIALS

The material selection is a deliberate effort to merge the built form with its
surroundings. Earth-toned facades with terracotta hues and exposed concrete evoke a timeless elegance while complementing the coastal environment. Lush green roofs and planted terraces, not only enhancing biodiversity but also providing natural insulation and an organic extension of the landscape. Water elements, including pools and reflective surfaces, designed to amplify the sensory connection to the sea.

Each unit is individually shaped either rectangular or trapezoidal and features an open-concept living space that extends onto integrated outdoor patios and terraces. This non-linear arrangement, coupled with the inclusion of water features and greenery, maximizes resident privacy, optimizes views, and promotes a cohesive environment that functionally embraces the breathtaking landscape.
