The growth of tourism in Albania in recent years brings to attention the investments in the accommodation and services sector as well as the strengthening of traditional local cultural characteristics in all major cities of Albania. Korça is one of the most favorite cities to spend weekends throughout the year, thanks to the varied activities it offers. The plot has an area of 68’000 square meters and is located in the southeast area of the city, 1.2 kilometers from the city center. It is easily accessible, located next to the main axis of the city “Fan Noli Boulevard”. On the western side of the plot, there is the Korça Beer factory, one of the most important facilities/areas of the city.
This complex aims to fulfill the needs for services and accommodation by anticipating the expected flow in the future. In addition to being a hub of services and traditions, “Shtëpia e pritjes” aims to become a residential complex preferred by locals as well as diaspora individuals who want to have a vacation home in their country. The development of this area brings values that not only improve the tourist approach to the city, but also values that propose a new standard of living in the community. The architectural treatment of the units as well as the design at the pedestrian level, follow the good examples of the tradition of living in the city of Korça, bringing these with a contemporary language.
The masterplan reflects all the principles defined in the development strategy. The automobile network becomes of the second order, leaving the focus to community spaces. The service buildings (Hotel and Market) are located at the entrance of the complex in the West and are organically connected to the main segment of the central pedestrian street as well as to the green pockets along it. The units are organized by category, starting with elite villas in the East and apartment buildings in the West.
The numbers worth to mention in this masterplan include the area dedicated to the green park, consisting of 1’300 square meters and the pedestrian street on a 300 meters length, which mirrors the existing main pedestrian street of the city. These numbers are an indicator of our attention to bring the pedestrian experience as a main topic for this complex.
